By Jason Matthews, REALTOR® | Real Broker NY LLC

Time Out Market overlooking Brooklyn Bridge and Manhattan Skyline in DUMBO Brooklyn, NY

📍 Market Overview

Brooklyn showed mixed but active conditions in October 2025. Prices moved higher across most segments, while days on market and inventory remain elevated in several property types. This suggests a balanced-to-buyer-leaning environment overall—with notable hotspots still seeing aggressive bidding (reflected in the unusually high sold-to-list ratio for single-family).

🏡 Single-Family Homes

Key Stats (Oct 2025)

  • Median Sold Price: $900,000 ▲ 9.8% MoM

  • Median Estimated Value: $907,000 ▼ 0.7% MoM | ▲ 4.4% YoY

  • Median List Price (Active): $849,000 (flat MoM)

  • Median Days on Market: 70 ▲ 42.9%

  • Sold-to-List Ratio: 115.4% ▲ 21.2%

  • Months of Inventory: 7.93

💡 Insight: Despite higher inventory and longer marketing times, select neighborhoods and well-priced homes are still seeing intense competition (hence 115% sold-to-list). Expect pockets of multiple offers in areas with limited turnkey supply.

🏢 Condo / Townhouse / Apartment

Key Stats (Oct 2025)

  • Median Sold Price: $702,500 ▲ 18.6% MoM

  • Median Estimated Value: $952,000 ▲ 0.5% MoM | ▲ 5.0% YoY

  • Median List Price (Active): $788,500 ▲ 15.1% MoM

  • Median Days on Market: 81 ▲ 47.3%

  • Sold-to-List Ratio: 96.6% ▲ 2.0%

  • Months of Inventory: 6.94

💡 Insight: Pricing improved, but time-to-contract stretched and inventory is near 7 months—a balanced to buyer-leaning setup. Newer or transit-proximate units in Williamsburg, Downtown Brooklyn, and DUMBO perform best.

🏙️ Co-Op Apartments

Key Stats (Oct 2025)

  • Median Sold Price: $350,000 ▲ 7.7% MoM

  • Median Estimated Value: $313,000 ▲ 7.6% MoM (note: volatile YoY comps)

  • Median List Price (Active): $342,000 ▲ 0.9% MoM

  • Median Days on Market: 114 ▲ 18.8%

  • Sold-to-List Ratio: 100.0% ▲ 2.5%

  • Months of Inventory: 11.95

💡 Insight: With nearly 12 months of supply and long DOM, qualified buyers have meaningful leverage. Properly priced, updated co-ops near strong transit can still achieve full asking.

🏘️ Multifamily / Investment (2–4+ units)

Key Stats (Oct 2025)

  • Median Sold Price: $1,170,000 ▲ 11.0% MoM

  • Median Estimated Value: $1,297,000 ▼ 0.2% MoM | ▲ 1.2% YoY

  • Median List Price (Active): $1,279,999 ▲ 2.4% MoM

  • Median Days on Market: 56 ▲ 5.1%

  • Sold-to-List Ratio: 96.3% ▲ 3.0%

  • Months of Inventory: 8.41

💡 Insight: Investor demand is selective. Properties with solid in-place income or value-add paths in neighborhoods like Bedford-Stuyvesant, Canarsie, and Bay Ridge are trading, but buyers are underwriting carefully.

🧭 What This Means for You

Buyers: Elevated inventory in condos, co-ops, and multifamily = more choices and negotiating room. Get fully underwritten pre-approval to move decisively on quality listings.
Sellers: Pricing strategy matters. Even with buyer leverage in some segments, turnkey and properly priced homes can outperform (see SF sold-to-list).
Investors: Focus on cash-flow durability and value-add. Underwrite with realistic rent growth and carry times.

💬 Jason’s Perspective

“Brooklyn is in a classic two-track market—headline inventory looks high, but the best-located and best-presented properties still draw strong offers. For the rest, patient, data-driven pricing wins.”
